Walker's $1 Billion Citiswich Business Park reaches another milestone with major travel centre

Walker Corporation's $1 billion Citiswich Business Park, 25 minutes west of Brisbane, has posted a strong start to 2015 with the sale of a 1.5 hectare site for the development of a new retail hub at the fast growing industrial park. The completed development is forecast to be in the region of $15m.

Brisbane-based developer Synergy Property Partners has been granted development approval to build the Citiswich Travel Centre, anchored by Puma Energy, Australia's largest independent fuel operator, and Oporto, a multi-national fast food chain associated with Quick Service Restaurant Holdings.

The Travel Centre will be situated at the entrance to Citiswich on The Warrego Highway and is expected to feature prominent tenants including retail fuel provider Puma and Oporto's drive-through, as well as another four tenancies, ranging in size from 50 – 140sqm.

Synergy Property Partners Director, Edward Masterson, said "Due to strong tenant demand in the market, we had been actively seeking suitable highway sites for a travel centre style developments for some time.

Citiswich is ideally locatedon the Warrego Highway, providing easy connection to North and South QLD, in addition to its close proximity to Brisbane port and CBD."rdquo;

The Travel Centre will trade 24hrs to service highway traffic, people visiting and working in the business park and local residents. "We are in negotiations with a number of national food retailers, and interest from specialty tenants for the remaining shops has been overwhelming,"rdquo; Mr. Masterson added.

The outlet's opening set off a wave of activity at the site, with local businesses Heavy Plant Hire and Hoepners Supply Chain Solutions also opening new premises in recent months.

QLD General Manager at Walker Corporation, Pete Saba said "The continual opening of new outlets and operations is another indication that Citiswich is fast becoming a primary hub for transport and logistics trade businesses and bulky goods in South-East Queensland."rdquo;

One of the great attractions for Puma Energy and other tenants is Citiswich's exposure to Brisbane Road, Warrego Highway and Legacy Way, providing direct access to Brisbane Port, only 40 minutes away, and Brisbane Airport, just 45 minutes away.

The fully-serviced lots available for sale and lease at Citiswich range in size from 6,000 square metres to 29,000 square metres, with B-Double access throughout and direct access to Warrego Highway and Brisbane Road via the recently opened Hoepner Road.

Also making the business park more accessible to the public and businesses, Walker has completed the construction of new footpaths to enable direct pedestrian connections to both the Dinmore and Ebbw Vale railway stations.

Mr. Saba said "The new motorway is opening up the region, cutting travel times to the Port of Brisbane, CBD and key business centres throughout south-east Queensland"rdquo;.
